The key to investing in RE is to pick a strategy and keep with it. The different strategies that are most popular. Flip - Buy at a discount and sell at a higher market price.Renovation - Fix it up and keep it or sell it.Long Term Rental - Buying properties to get positive cash flow. A few ways to decide is to make a decision on what type of stress you want. There is buying and selling stress. Or construction stress. Or landlord stress. I'm joking : ) The pros are way better then the cons. It is possible to make a few thousand dollars really fast. With a buy and flip.
Are you willing to deal with a renter? The renter will pay your mortgage and give an immediate profit, as long as you do your due diligence in the beginning. The ability to profit from real estate investing, comes with the ability to analyze and strategically position yourself in a profit making method. I like to find old investors that want to unload their properties. :) One major key is to always look for people that are in distress. Then help them out! Take the stress off of their back and buy the property from them at a great price! It is a win-win situation. Another method of making a ton of money and being able to fire your boss is rental property! I personally love rental property and it is a great way to build wealth.I currently own about 20 rental units and started out with 0 money! I was 23 when I invested in my first rental property. A few good books to read to get you into the right mindset is "Rich Dad, Poor Dad" "4 quadrants" "No money down" to name a few. The key to building real estate investing is persistence. Never give up no matter what life throws at you. There are many different methods of closing. But it normally consist of signing a buy sell agreement. Then doing the leg work. Inspection, loan application, and negotiation are the key to winning real estate. When you study your property enough you will learn that it is a great buy with looking at the numbers. The key here is not to get emotionally involved. Sick to the numbers!
